Pueblo County Planning C~ssion <br />Re: Special Use Permit No. 709 <br />September 4, 1992 <br />Page 4 <br />'The surrounding property is also rangeland and in an A-1, Agricultural <br />(minimum 40 acre) Zone District (Exhibit 2). <br />COMPREHENSIVE PLAN AND POLICIES <br />The Pueblo Regional Comprehensive Development Plan's Pueblo County Plan <br />Map recommends the future use of this area to be "grating and other <br />agricultural lands" . <br />WATER AND SEWER <br />Water required for on-site and haul road dust control will be purchased <br />from either St. Charles Mesa Water Association or hauled from their City <br />plant site which is served by the Pueblo Board of Water Works. No <br />washing of the gravel is anticipated on this property. The operator will <br />provide bottled water and portable toilets at the site for the employees. <br />FIRE PROTECTION <br />The property is located within the Pueblo Rural Fire District. <br />FLOODPLAIN <br />According to the Flood Insurance Rate Map (FIRM) Panel No. 080147 <br />0380B, the site is not located within a 100-year flood boundary. <br />COMMENTS <br />Staff conducted an on-site review of the property on September 11, 1992 <br />and observed that no mining activirtes have commenced on this <br />site.(Exhibit 3). <br />The applicant has complied with condition no.l, and provided the <br />Department of Planning and Development with a copy of their MLRB permit. <br />Since neither mining nor preparation for mining has commenced, no other <br />conditions have been met at this time. <br />RECOMMENDATION <br />Staff recommends APPROVAL of Special Use Permit No. 709 with the <br />foYlowing conditions: (Note: Applicant is Broderick and Gibbons as <br />referenced in these conditions.) <br />1. The applicant shall provide the Department of Planning and <br />Development with a copy of any MLRB applications, permits, <br />amendments, or releases pertaining to Special Use Permit No. <br />709 within 30 days of their submittal to and approval by the <br />MLRB. <br />2.
