The proposed use of the property is the extraction of conr~tercially saleable send and gntvcl. <br />Post-mining land use is recreation and wildlife. <br />2. The proposed use is consistent with the Weld County Comprehensive Ptan. <br />Historically, the proposed expansion azeas have been usccl primarily for livestock grazing. <br />Soils aze suitahle far pasture land. The extraction of mineral resources will not result in a <br />si;miticant loss of prime agricultural land. <br />The properties ate located within Weld County's Mixed-iise Development (MiID) area. <br />Post-mining conditions will be suitable for urban open space and recreation azeas. This :is <br />compatible with surrounding post-mining land use. A 10(t-Foot buffer will be left along St. <br />Vtain Creek, leaving riparian habitat undisturbed by the training operations. Following <br />mining, the area wi Il enhance the quality of the MLTll by S~raviding open space far wildli fe <br />movement and visual qualities. <br />3. Wald County encourages industrial development that is appropriately located in relation to <br />surrounding ]and uses. Mining is currently a major local I trtd use. The operator will ext_nd <br />existing industrial operations and continue to contribute tax revenues and employment <br />opl±ortunities to the area. The dct•elopment isself-supporting and will provide local relief <br />wiGt respect to cotmty road maintenance expenses. <br />4. Current local surrounding land uses includes agriculture, livestock grazing, oil and gas <br />production, mining and residential.
