By comparing the <br />elevation of the existing topographic surface to the base flood elevation plus 1 toot you can <br />obtain an idea of the till depth required to construct any new buildings to the required <br />elevation. <br />Recommendations <br />After review of the available information pertaining to floodplain delineation and development <br />near your property south of Loveland, I offer the following observations and <br />recommendations: <br />• The flood fringe area may be developed with the major restriction that al! structures <br />be place 1 toot above the base flood elevation; <br />• The iloodway boundary on the maps provided by the county is based upon a <br />surcharge of 0.5 teet; this boundary could probably be extended farther to the <br />north, thus providing more area to develop, if the boundary is based upon a <br />surcharge of 1 toot (which is allowed by the city); you will need to determine <br />whether the county or the city will have jurisdiction over floodplain development to <br />obtain resolution of this issue; I am not aware of a precedent for this situation; <br />• Construction of buildings within the iloodway is discouraged by FEMA and is not <br />allowed by the city or county; this area may be developed for passive uses such <br />as parks or other recreational uses. <br />I will be glad to assist in further evaluation or discussions of floodplain development issues <br />as related to your property.
