i
~~~
November 28, 1994
Mr. Don Marostica
Page 5
•
The base flood elevation varies across your property, descending in a west to east direction,
from 4928 feet at Lincoln Avenue to 4922 feet at St. Louis Street. By comparing the
elevation of the existing topographic surface to the base flood elevation plus 1 toot you can
obtain an idea of the till depth required to construct any new buildings to the required
elevation.
Recommendations
After review of the available information pertaining to floodplain delineation and development
near your property south of Loveland, I offer the following observations and
recommendations:
• The flood fringe area may be developed with the major restriction that al! structures
be place 1 toot above the base flood elevation;
• The iloodway boundary on the maps provided by the county is based upon a
surcharge of 0.5 teet; this boundary could probably be extended farther to the
north, thus providing more area to develop, if the boundary is based upon a
surcharge of 1 toot (which is allowed by the city); you will need to determine
whether the county or the city will have jurisdiction over floodplain development to
obtain resolution of this issue; I am not aware of a precedent for this situation;
• Construction of buildings within the iloodway is discouraged by FEMA and is not
allowed by the city or county; this area may be developed for passive uses such
as parks or other recreational uses.
I will be glad to assist in further evaluation or discussions of floodplain development issues
as related to your property. If you have any questions or comments regarding this letter,
please do not hesitate to call me in Fort Collins (493-8878).
Sincerely,
Daniel 1. Gregory
Geologist/Hydrologist
Project Manager
DIG/mew
Ref. No. 8711-045-000
cc: Dave Lingle
