• Book 492 ~ge 49 <br />whole and every part thereon, and during the term of this <br />Lease or any renewal term. <br />ARTICLE 3 <br />ROYALTIES <br />The Lessee shall pay to the Lessor air initial lease fee <br />of ONE THOUSAND ($1,000.00) DOLLARS which shall be an annual <br />fee if the Lease is extended beyond the initial one year <br />period. <br />In addition to tl~e above, Lessee will pay to ttie Lessor <br />during the term of this Lease a mimimum payment of TWO <br />HUNDRED FIF'PY ($250.00) DOLLARS per month payable at the <br />effective date of this Lease and each consecutive month <br />there following. Lessee shall receive a credit for such <br />advance payments against the actual measured water usage at <br />the rates and conditions set forth in Exhibit e. <br />ARTICLE 4 <br />RECORDS AND INSPECTION <br />Lessee's records shall be available for Lessor's <br />inspection upon request, but not more often than once per <br />month. <br />ARTICLE 5 <br />STATE AND FEDERAL LAWS <br />Lessee shall comply witl~ the Workman's Compensation <br />Laws of Colorado and with Social Security, Unemployment <br />Insurance, and al.l other state and federal laws relating to <br />Lessee's operations and shall save Lessor harmless from any <br />claim for damages or liability in respect thereof. <br />-L- <br />
