<br />UPLAND GRAVEL <br />SITE DESCRIPTION <br />The (110) Limited Impact Permit boundary encloses 9.88 acres of the proposed 52.6 <br />acre Skyline Estates AFT Subdivision and will effect only part of two lots (Lots 7 & 8) <br />located in the SW 1/4 SW 1/4 of Section 17. The 9.88 acre site encloses what remains <br />of an alluvial deposit from the ancient Colorado River bed on the underlying Mancos <br />shale formation. The underlying formation contact line slopes from 5-6 percent to the <br />Southwest toward the Colorado River and Sink Creek. <br />4.) SITE SOILS AND VEGETATION: <br />Blackston is primary soil type, "BkD" - (See enclosed Soils Report by Mesa Soils <br />Conservation District). <br />Vegetation is very sparse (See enclosed Surficial Geology Investigation by Grand <br />Junction Lincoln Devore, Inc.). <br />5.) WATER RESOURCES: <br />Available to the site are domestic water mains owned by Ute Water District (See <br />enclosed letter) and a storage pond 350 feet South of the site. Storage water is <br />comprised of waste and seep from Orchard Mesa Canal No. 2 and is available only <br />during irrigation season (May-Sept.). Collection of storm water would be available <br />sporadically. Waste and storage water rights applications are currently in process with <br />the Colorado Division of Water Resources. <br />6.) SITE ACCESS: <br />Public access to the site is available from the North along a gravel surfaced portion of <br />35 Road. Maintenance of the road by Mesa County ends at the cattle guard located at <br />D 1/4 Road intersection. <br />A new paved road for the proposed subdivision (Upland Road) will be constructed <br />between 35 Road, and the existing paved County road adjacent to Lots 1 and 2 and <br />will serve as the main access for the subdivision and serves the mine site as well. <br />Improvements to 35 Road to an asphalt surface South of D 1/4 Road would also be <br />made by the applicant during the development of the Proposed Skyline Estates AFT <br />Subdivision. The existing paved roads along C'/:, 34'/z and D Roads would be used <br />to access the site from the 32 Road Clifton commercial corridor. <br />
