<br />EXHIBTT A <br />FINDINGS' <br />The staff visited the site and has reviewed the Specific Development Application. Based on that <br />review, the application appears to meet the intent of the Delta County Specific Development <br />Regulation and the staff finds that: <br />a. This proposed development is located approximately 1- 2 miles west of the Town of <br />Orchard City and approximately 5 miles east of the City of Delta off of Fairview Road. <br />b. The gravel pit will be on 40 permitted acres withiD 80 acres owned by the applicant. <br />c. The current land uses of the surrounding parcel within a 1!3 mile are an existing Delta <br />County gravel pit: The tand is currently undeveloped desert adjacent to the boundary of <br />Orchard City and after reclamation will be developed as a residential area compatible <br />with many subdivisions in Orchard City. <br />d. Highway 65 is approxinrately'!z mile to the east with commercial properties and <br />residential areas on both sides. <br />e. This parcel is not located in a wildlife impact area. <br />f. This parcel is not located within a wildfire hazard area_ <br />g.
