<br />PCPC <br />Re: SUP No. 596 <br />June 17, 1997 <br />Page 10 <br />RECOMMENDATION <br /> <br />Staff recommends APPROVAL of Special Use Permit No. 97-13 with the following <br />finding, conditions and notation: <br />Finding: <br />The Pueblo County Planning Commission finds the proposed "ancillary concrete <br />and aggregate product sales" to be accessory in nature to the principal land use <br />of a Concrete Batch Plant which is already listed as ause-by-review permitted <br />within the A-2 Zone District. <br />Conditions: <br />The applicant shall provide the Department of Planning and Development with a <br />copy of any Federal, State, or local permit applications, approvals, amendments, or <br />releases (e.g., air quality, MLRB, augmentation, etc.) pertaining to Special Use <br />Permit No. 97-13 within 30 days of their submittal to the respective agency and/or <br />approval by the respective agency. <br />2. The applicant shall provide notice to the Department of Planning and Development <br />when batch plant activity shall commence. <br />3. The concrete batch plant and proposed ancillary sates of concrete and aggregate <br />products shall be located completely within Parcel A of Lot Line Rearrangement No. <br />97-02. <br />4. The Department of Planning and Development is directed to conduct an <br />administrative inspection of the property on or before April 30, 1998; and if the use <br />authorized by this special use permit has been established and if the property is <br />found to be in compliance with all conditions, then the permit be placed on a <br />complaint basis only. If all conditions are NOT met, the permit shall be scheduled <br />for the May, 1998, Pueblo County Planning Commission meeting for review. <br />Notation: <br />Section 36(i) of the Pueblo County Zoning Resolution provides that the action or activity <br />authorized by a special use permit must be exercised in full or construction started <br />within one year of the date of the Planning Commission's approval or the special use <br />permit becomes null and void unless the permit is extended by the Commission. <br />i <br /> <br />
