PCPC • • <br />Re: SUP No. 96-07 <br />3-19-97 <br />Page 3 <br />ZONING AND LAND USE <br />The subject property is in the A-I, Agricultural (minimum 40 acres) Zone District, as is the <br />adjacent property to the east. An I-2, Light Industrial Zone District is located north of the site <br />along Highway 96 East and contains a Colorado Interstate Gas plant. Property to the west of the <br />proposed site is zoned A-2, Agricultural (minimum 5 acres) and contains several residences and <br />agricultural activities. The surrounding property also consists of open rangeland (Exhibit 3). <br />COMPREHENSIVE PLAN <br />The Pueblo Reeional Comprehensive Development Plan's "Pueb[o County Plan Map" depicts <br />the subject property as "Grazing And Other Agricultural Lands." <br />FLOODPLAIN <br />The proposed plant site does not appeaz to be within a "Special Flood Hazard Area" as depicted <br />on the Federal Emergency Management Agency (FEMA) Flood Insurance Rate Map, <br />Community Panel No. 080147 0275B, dated September 29, 1989. <br />FIRE PROTECTION <br />The subject property lies within the service azea of the Pueblo Rural Fire District. <br />ACCESS/TRAFFIC <br />The site will be accessed via an existing private road which itself accesses Colorado Highway 96 <br />East to the east of Colorado Highway 231. The applicant has obtained a State Highway Access <br />Permit (No. SOB/324-88/R/GAT). <br />WATER <br />Water is supplied to the Southwest Ready Mix facility by Clark Spring Water Company. <br />AGENCY COMMENTS <br />The Pueblo Counri Denaztment of Public Works indicates in a memorandum dated Mazch 11, <br />1997, that it has no comments regazding this special use permit. <br />The Colorado Division of Wildlife states in a letter dated March 4, 1997 that an on-site <br />inspection showed no appazent impact occurring at this time from the project, and indicated it has <br />no additional comments related to this permit. <br />
