Citizens <br />had to file many complaints. The problems would be re- <br />solved for a short period of time & then it was back to <br />the old ways (stretching the hours of operation, increased <br />noise level, working on days they weren't supposed to, <br />destruction of our residential roads, speeding in residential <br />areas, using roads they weren't supposed to be on). It was <br />a constant battle. <br />When looking for land to purchase in Grand Junction we checked the <br />zoning restrictions. We found that the area surrounding the develop- <br />ment we were looking at was zoned residential R2. From the zoning <br />explanation of district standards given us by the planning department, <br />we believed that all future development in the area would be resi- <br />dential. On Page 5 of the Project Narrative under Code Requirement <br />it is stated "10.2.i.A The proposed use must be compatible with <br />adjacent uses." How can a gravel mining operation even be considered <br />as "compatible" with a residential area? <br />We believe that zoning laws were put into place to maintain the <br />integrity and stability of the area. How can the residential atmos- <br />phere of the Redlands be maintained if this special use permit is <br />allowed? What good is it to have zoning laws if out-of-the-norm <br />exceptions are allowed? Where do we stop? Is this the precedent <br />that will be set for the Redlands? The Redlands is a residential <br />area. It should be kept that way. <br />The impact of a mining operation in this area of the Redlands will <br />be detrimental.
