drainage dominates the valley setting in the neighboring area. Surrounding Land Uses are depicted on an <br />accompanying map that shows the configuration of various properties in relationship to the subject sde. A study <br />of the surrounding land uses includes all of the properties within about a Y. mile radius of the site. 17 indnridual <br />parcels were studied. All but 4 of the parcels contained a single family dwelling. Review of the Surrounding <br />Land Use map reveals that most of the dwellings are located east of the site across the river along County <br />Road 250. The dwellings nearest the site are owned by the land owners of the leased area. <br />ACCESS -The epsting highway and access serving the site are well maintained and are in good condition. <br />Access to the site is gained from US Highway 550 which is paved with gravel shoulders and no sidewalks. The <br />Colorado Department of Transportation classifies US Highway 550, at the site's access drive as, "having the <br />capacity for medium to high speed or medium to high volume traffic movements over medium and long <br />distances and provides inter regional, inter-city, and intracily travel needs." Most of the material removed from <br />the site is to the delivery points north of Durango. <br />SOILS AND GEOLOGY-0ther than flooding by the river, (discussed below) no other natural or man made <br />geologic hazards are known to east in the area of site. The US Department of Agriculture, Soil Conservation <br />Service, has ident~ed two soil classifications within site. A general description follows: <br />Werlow Loam (AOB) -Found mainly on the upper terrace level of the site are deep or moderately <br />deep sails overlying river sand and gravel. The surface is a loam about 10 thick. This overlies loam <br />strat~ed with sandy loam. The soil has a moderately high ground water table and is subject to <br />flooding. <br />RIVERWASH (R1n -This soil unit consists of gravelly and cobbly alluvial materials that are along <br />rivers. It is subject to frequent flooding and deposition of new materials. <br />DRAINAGE -The permit area is not prone to flooding from adjoining properties. The predominate drainage <br />course found in the vicinity of the site is the Animas River which flows adjacent to the ste's easterly boundary. A <br />review of the Flood Rate Insurance Map and mapping conducted by the Army Corps of Engineers COE) <br />indicate that part of the site is prone to flooding by the Animas River during a 100 year flood event. Water <br />measurement taken for more than 100 years has shown a peak flow in the river of 25,000 cubic feet per second <br />in 1912 near Durango. During the recording period, average peak flows were recorded as, 5,100 cubic feet <br />per second. According to the COE the elevation of the 100 year flood event is about 8.5 feet above the river <br />bed elevation adjacent to the site. <br />
