AMENDMENT OF CONDITIONAL USE
HOURS OF OPERATION
HOURS OF HAULING
' Suburban Sand and Gravel Co. is requesting a short term
' increase in the hours from 16 hrs per day to 24 hrs per day, for
the mining operation, AND hauling for CONDITIONAL USS PSRMIT NO.
13-80-CP. This permit contains approximately 175.83 acres ± of
land currently zones Agriculture 3 (A-3) by Adams County. The
' current hours of operation are consistent with the Adams County
Zoning Regulations 11.340, 6:00 AM to 10:00 PM. After September
1st, 1992 the hours will return to what they are now. we are also
' asking for the ability to have extended hours after this request
expires by administrative review. This request is consistent with
two other pit in the County. It should be remembered here that
' this increased activities is for a short time and has a finite
life span of 180 days or less depending on when approval is given.
It is not a question of if or when -- this material will be
delivered to the Airport even if it has to be done in a 16 hr, day
' and 100 trucks per hour leave the pit. The financial risks are
too great for Aggregates, Inc. not to supply the material.
' 1. STATSMSNT OF COMPATIBILITY WITH THS SORROONDING AREA.
The existing operation is compatible with the surrounding
area. There are mining operations on three sides of this property
' and this amendment does not affect anything except the hours of
operation and hours of hauling. Current surrounding land uses
include sand and gravel mines to the north, east and south of the
property. Some form of mining has been taking place for the past
' 14 years in the surrounding area. The changes requested are
consistent with the extended hours of operation allowed in other
pits in Adams County, for contracts that supply material for
Government contracts.
' 2. HARMONY WITH THS CHARACTER OF THE NEIGHBORHOOD.
Sand and gravel is extracted from some properties zoned A-
3 on the west side of Brighton Road. Some of the land is used for
agriculture, and small pieces of property adjacent to the highway
on the west are also zoned A-3; one piece is zoned M.H. On the
' east side of Brighton Road most of the land is zoned A-3; one
small piece is zoned I-1 and a couple of pieces are designated
M.C. There are approximately twenty occupied houses within a
' one-half mile radius of the subject property. Also within a
one-half mile radius are: an abandoned commercial feed lot, a
private airport (for crop dusters), a construction yard and three
' active mining and crushing operations. The northeast and south
property lines are adjacent to an active sand and gravel mines.
The attached abutting property owner list is an updated list for
the 175.84 acre ± parcel.
3. NSSD FOR THS PROPOSED DES.
We currently lease a portion of this property to Aggregates,
Inc. They have recently been awarded six contracts to supply a
total of 1,356,000 tons of sand and gravel for the new Aenver Air-
port. This is in addition to the normal amount of material mined
' each year. Those contracts include material for runways 1, 3 and
4; asphalt material for Peter Riewit and Sons, pipe board for
