Appraisal to Deterrr,ine Value of <br />Property as pear attached Parcel A and Parcel B. <br />Dear Larry: <br />In accordance •.vith your recent request by letter and telephone, I have <br />appraised the property located at f I SL I Brighton Blvd. and more legally <br />described as per attached Parcel A and Parcel B with Parcel A containing <br />3. 59 Acres more or less and Parcel B containing 1, 66 Acres, more or less <br />for a total of 5, 25 Acres more or lesti. <br />I made a careful personal inspection of the property and analyzed all of <br />the discoverable factors that index its value. The results of this invest- <br />igation are supported by three comparable parcels in the immediate area <br />that have the same zoning potential that the subject property has. The <br />subject property has M. C. Zoning. <br />The first comparable parcel is located on East 104th Avenue East of the <br />Platte River and is legally described as the E 112 S. E 1 /4 SW 1 /9 of Sec. <br />9, Township 2, Range 67 W. Adams County, Colorado, having a selling <br />price of $115, 000.00 as recorded in Book 02362 at Page 00952 at the office <br />of the Clerk and Recorder of Adams County Colorado on July 3, 1979. <br />Said parcel containing 13.639 Acres, more or less. <br />The second comparable parcel adjacent to the West of the first parcel and <br />legally described as the W 1 /2 SE 1 /4 SW L 4 of Sec. 9, Township 2, <br />Range 67 W, Adams County, Colorado, having a selling price of $160, 000. 00 <br />as recorded in Book 02309 at Page 00853 at the office of the Clerk and Recorder <br />of Adams Goui~ty, Colorado on January 15, 1979. <br />The third comparable parcel lying in the same general area and legally described <br />as the SW 1 /4 SW 1 /4 excluding 165 Ft off of I~'orth side, 16.5 ft. off of East side, <br />and 240 Ft. off of the South side, Section 9, Township 2, Range 67 W, Adams -- <br />
