HART <br />COUNiv q~iORNEY <br />SUBJECT: SPECIAL USE PERMIT NO. 479 (AMENDED), VALCO (PUEBLO <br />CONCRETE DIVISION), STATE OF COLORADO (DIVISION OF PARKS <br />AND OUTDOOR RECREATION) - CO-APPLICANTS AND OWNERS, <br />5475 HIGHWAY 96 WEST <br />This app{ication is being heard in conjunction with Map Amendment No. 96-25 <br />requesting a rezoning of the two properties in the land exchange between the State and <br />Valco. <br />PURPOSE <br />This is an applicant initiated review of Special Use Permit No. 479 (Amended) which <br />allows Extraction and Processing of Natural Deposits in an A-1, Agricultural (minimum <br />40 acres) and A-2, Agricultural (minimum 5 acres) Zone District. The applicant <br />requests the property being received from the State of Colorado by Valco be <br />incorporated into the permitted boundaries of Special Use Permit No. 479. The <br />applicant further requests that the property being received by the State from Valco be <br />deleted from the permitted boundaries of Special Use Permit No. 479 (Exhibit 1) <br />LOCATION <br />The properties are located west of the Nature Center and north of Valco's Highway 96 <br />plant-site. The properties are north and south of the Arkansas River, comprising <br />portions of Sections 32 and 33, Township 20 South, Range 65 West.
