CONDITIONS: <br />CONDITIONS PRECEDENT: <br />(to be completed prior to construction or operation of the gravel pit) <br />1. Provide copies of a revised Site Development Plan (Exhibit C-2) in conformance with <br />Exhibit "A" which shows `effective screening' totaling 600 feet in length for the <br />lineaz tree grouping along the northern boundary relative to the residence (Stewart <br />Property). Install said improvements in compliance with the revised Site <br />Development Plan and Exhibit C-2a. <br />2. Provide copies of a revised Site Development Plan (Exhibit C-2) in conformance with <br />Exhibit "A" which shows `effective screening' along the eastern boundary relative to <br />the scenic byway (Unaweep/Tabeguache Byway). Install said improvements in <br />compliance with the revised Site Development Plan and Exhibit C-2a. <br />3. Provide written confirmation from the respective entities that control the Bray Spring <br />and the waste irrigation water to be used for dust control on the mine site that <br />sufficient water will be made available for dust control purposes during the life of the <br />mine. <br />4. Provide copies of a sign plan for the sign required by the Division of Minerals And <br />Geology which will also contain the operator's name and phone number and the <br />hours and days of the week of operation. Install said sign in compliance with the <br />APPROVED sign plan. <br />5. Provide the results of a-Water Quality Study conducted by an independent third party <br />to Montrose County consisting of a single set of primary drinking water quality <br />samples and VOC samples taken of the Stewart domestic well and the Bray Spring <br />prior to opening Phase I for gravel mining. The Study shall also include a full season <br />of four water samples taken on the Stewart Property at high water, low water and two <br />other times. Montrose County shall maintain said Study for public record purposes <br />only and assumes no responsibility for evaluation of the results of the Water Quality <br />Study. <br />CONDITIONS SUBSEQUENT: <br />(to be complied with during the life of the project) <br />1. The Mitigation Standazds identified in Section XII of the Zoning Resolution shall be <br />enforced by the Pit Operator at all times. <br />2. All gravel truck traffic shall travel the easterly 2,1001 feet of Redvale Road between <br />the approved driveway and Hwy 145 when accessing the Angie Pit. <br />3. Provide access upgrades for the intersection of Redvale Road and Hwy 145 if and <br />when traffic volumes require such improvements in accordance with the State <br />Highway Access Code and complete the installation of such improvements within <br />two yeazs of the identification of the need. <br />4.
