-Sign information <br />SI-40 SIGN INFORMATION. Size and location of any proposed signage to beplaced on-site. <br />-Takings study (May be required) <br />TA-05 TAKINGS STUDY. Any applicant who objects to any property dedication or money <br />payment requirement contained in these Regulations on the basis that the Requirement is <br />illegal as not being roughly proportional to the impact caused by the proposed development, <br />shall immediately, and in any event prior to the hearing on the application, notify the Planning. <br />Official in writing and provide an independent consultant study by a Colorado licensed engineer <br />on what the applicant believes would be the maximum legally supportable requirement. <br />-Third Party Review (May be required) <br />TH-20 THIRD PARTY REVIEW. Whereastudyorreportconcemingroads,drainage,water <br />or sewer is required by these Regulations, the Planning Director has the discretion to require <br />the hiring of an independent contractor to conduct a third party review. The Applicant and <br />Planning Director shall agree upon the selection of the contractor, cost, scope of work, and <br />schedule. Scope orwork is limited to checking forcompliance with regulations and codes for <br />the accuracy of the calculations, and adequacy and completeness of the study. Completion <br />of the review and recommendation to the Planning Director shall be completed in a timely <br />manner. All agreed upon costs of the Third Party Review shall be paid by the applicant. <br />-Traffic study (May be required) <br />TR-10 TRAFFIC STUDY. A traffic study by a qualified licensed engineer, where if the <br />proposed development would increase the number of trips generated on the site by more than <br />50 vehicle trips per day, as determined by the standards adopted by the Institute for Traffic <br />Engineering (ITE). <br />-Water resources report <br />WA-90 WATER STUDY. Evidence of adequate and legal water supply for proposed use in <br />terms of quantity, quality, and dependability. <br />-Wildlife Impact Review (May be required) <br />WI30 WILDLIFE IMPACT REVIEW. A Wildlife Impact Review, as required in these <br />Regulations, shall be obtained from the Colorado Division of Wildlife, in the event that the <br />Planning Department determines that the property under consideration is located within a <br />Moderate or High Impact Area, as delineated on maps developed by the Colorado Division <br />of Wildlife. Copies of said maps shall be available for public inspection at the offices of the <br />Teller County Planning Department. <br />Table 6: Drawing Requirements -Development Plan-Mining <br />Table 6 -Lists the information that is required to be included on the drawing for the request <br />-Address of the property (if an address has been assigned) <br />
