Dingess stated that there is not sufficient parking in the area for <br />these additional homes. <br />Ms. Ribald's main concern is the congestion from the additional traffic. <br />There is a traffic problem now without these additional cars. She also <br />stated that this would take away from the value of the homes and the <br />spaciousness they have enjoyed for years. <br />hts. Davis also voiced concerns about the traffic problems and the number <br />of children which will be added to the schools. <br />Recommendation. A motion was made by Mr. Wagner and seconded by Ms. <br />Johnston that a recommendation of approval be forwarded to the Board of <br />County Commissioners.of both the rezoning from C-2 and R-1-C to PUD and <br />.~ the preliminary plat, subject to: <br />~~ 1. Noise barrier fencing being installed along 104th <br />Avenue. <br />2. Box 16006 <br />Denver, Colorado 80216 <br />.~ LOCATION: North of 128th Avenue alignment between Brighton Road and <br />Nome Street <br />REQUESTING: Conditional use for an asphalt batch plant <br />APPEARANCES: <br />For Applicant: warren Cruise <br />For Information: Jack Haines <br />Objectors: Charlene Einspahr Mrs. Allen <br />Robert Heinz . <br />Clifford Stratton <br />Grace Russell <br />Applicant originally asked for amendment to the Comprehensive Plan from <br />Agricultural to Employment on 152.6 acres and rezoning from A-3 to I-1 <br />on 78.2 acres for office, warehousing, etc., rezoning from A-3 to I-1 <br />_ on 72.4 acres for industrial use, and a conditional use for permanent <br />asphalt plant on 5 acres. <br />~~~ Since that time, the staff was in opposition to this original rezoning <br />request. Applicant worked with the staff and they have come up with <br />~~ an alternate proposal in which applicant agreed to withdraw their <br />.~ rezoning request, as well as the Comprehensive Plan Amendment, and <br />. ~ simply request a conditional use on five acres for the asphalt plant in A-3. <br />Pir. Haines just spoke to be assured that the be rming would be installed <br />and that the asphalt batch plant would be placed at least 1000 feet from <br />Mrs. Allen's property. <br />ptrs. Einspahr is opposed to the asphalt plant and is concerned because <br />there is a prairie dog problem. She asked what the applicant intends to <br />do about the problem. She also voiced concerns about the odor. <br />Mr. Heinz had no objections to the sand and gravel operation but he is <br />against the asphalt plant. <br />
