That portion of all buildings and <br />land improvements presently stand- <br />ing on the land above described in <br />Exhibit "A" that is presently in <br />rise as Sellers' principal residence <br />$60,000.00 <br />$85,000.00 <br />$55,000.00 <br />A. Title Insurance. The Sellers shall deliver to the <br />Buyers within a period of sixty (60) days from the execution <br />of this agreement, a certificate of taxes due on the prop- <br />erty described in Paragraph lA hereof and a commitment to <br />insure in the amount of $200,000.00 issued by a title insur- <br />ance company licensed to do business within the State of <br />Colorado, disclosing good and merchantable title to all of <br />said real property to be vested in the Sellers, subject to <br />the printed exceptions contained in the standard form of <br />owner's title insurance commitment issued by said title <br />insurance company in t•Sontrose County, Colorado and subject <br />also to the following exceptions: <br />a. The lien for taxes for the year 1980, due in <br />1981; <br />b. Reservations and exceptions contained in <br />United States Patents for said property; <br />c. Existing mortgages or deeds of trust to be <br />paid off and released at or prior to the time of clos- <br />ing of this transaction. <br />As soon as practicable after the closing of this trans- <br />action and the recordation of the necessary documents, the <br />Sellers will. cause an owner's policy of titJ.e insurance to <br />be issued pursuant to the aforementioned commitment to <br />insure and shall pay the premium therefor.
