General Project Report <br />Project Description <br />ACA PRODUCTS, INC. 702 Gregg Drive Buena Vista, Co 81211 is requesting a <br />conditional use permit for the Pine Ridge Pit. Conditional uses to include aggregate <br />washing and or crushing, concrete and asphalt batch plants that will be temporary or <br />permanent structures within the permitted acreage. <br />The Pine Ridge Pit has been in operations since the eazly 80's. The acreage permitted <br />with the Division of Reclamation, Mining and Safety is 102.4. The use proposed is <br />concurrent with the existing use on site. Currently we apply for temporary use permits <br />when crushing and or asphalt operations aze in demand within the facility. Aca Products <br />currently has four aggregate operations that comply with county, state and federal <br />regulations to ensure the following conditions: <br />1. The conditional use will not endanger the public health, safety, and welfaze. <br />2. Uses, values, and enjoyment of other properties in the neighborhood will not be <br />substantially impaired by the conditional use. <br />3. The conditional use will not impede orderly development of the surrounding <br />PruP~Y• <br />4. Adequate utilities, access roads, drainage, and other necessary site improvements <br />aze provided. <br />5. Adequate measures aze in use to provide ingress and egress to minimize traffic <br />congestion. <br />6. The conditional use shall comply with all other applicable regulations. <br />7. The use is determined to be necessary and desirable to provide a service or <br />facility that contributes to the community. <br />8. The use will not be detrimental to the health, safety, or welfare of <br />surrounding residents or injurious to property or improvements. <br />Public Benefit <br />High quality aggregates serve the community with a valuable resource. These reserves <br />ensure a continuous supply of sand, gravel and crushed stone to the construction industry. <br />This includes aggregates for highways, commercial construction and residential <br />construction. As market demands grow, ACA PRODUCTS, INC. is developing new <br />aggregate sources as part of the development cycle. Community and environmental <br />considerations aze part of the permitting process. This can only enhance the quality of <br />life in the community where aze aggregate production sites aze located.
