To the north, on the other side of Highway 96 East, the property is zoned <br />I-2, Light Industrial. To the east the area consists of an A-2, Agricultural (minimum 5 <br />acre) Zone District and an Ate, Agricultural (minimum 0.5 acre) Zone District. Also, a B- <br />4, Neighborhood Business District is located near the intersection of 36th Lane and <br />Highway 96 East (Exhibit 3). <br />The property consists of a batch plant area and a gravel pit area. The Colorado <br />Interstate Gas Company is located to the north of the batch plant. The surrounding <br />land use consists ofsingle-family residences and farmland. <br />FIRE PROTECTION <br />The property is located within the Pueblo Rural Fire District service area. <br />COMPREHENSIVE PLAN <br />The Pueblo Reoional Comprehensive Development Plan's "Pueblo County Plan Map" <br />depicts the subject property as "Grazing And Other Agricultural Lands." <br />FLOODPLAIN <br />The batch plant portion of the property does not lie within a "Special Flood Hazard <br />Area," however a portion of the sand and gravel pit area does, based on FEMA's <br />Flood Insurance Rate Map, Community Panel No. 080147 02756, dated September 29, <br />1989. Southwest has been granted 404 Permits for the pit and other activities. <br />ACCESS <br />The property is accessed from Colorado State Highway 96 East. The applicant has <br />obtained a State Highway Access Permit {No. 506/324-88/R/GAT). <br />PERMITS <br />The following is a list of permits the applicant currently holds: <br />MLRB -The applicant currently has a Mined Land Reclamation 112 Regular Permit <br />(No. M 85-218). The permit has been amended to include the additional acreage. <br />
