Location: 77he subject is located in unincorporated portions of both Delta and <br /> Ounnison Counties, Colorado, approximately 225 miles west of <br /> Denver, on the "western slope" of the central Colorado Rocky <br /> Mountains. The subject, known as the Colorado Guest Ranch/ <br /> Chipeta Ranch,contains 4,100± acres, of which 34% (1,400± acres) <br /> are located in northwestern Gunnison County and 66% (2,700± <br /> acres), are in east-central Delta County. Specifically, the property fs <br /> located in the valley of the North Fork of the Gunnison River, with <br /> the majority on the south side of Colorado Highway 133. between the <br /> small coal-mining communities of Bowie and Somerset, Colorado. <br /> ISize: 4,100± total acres (approximately 3,830t acres are contiguous,with <br /> an additional 270± acres located one-fourth mile south of the main <br /> Iportion, seperated by public lands). <br /> Shape: Irregular <br /> Topography: The subject is located on the south side of the North Fork of the <br /> Gunnison River on the north facing slopes of Jumbo and West <br /> Flatiron Mountains. The property is comprised of steep, mountain <br /> terrain along its southern portion(2,500t aeres/61%); rolling, semi- j <br /> arid, sagebrush covered hills along the northern and extreme western ;• <br /> ' portions (1,300± acresl32%); and wooded, river bottom meadow <br /> along the extreme northern portion fronting the river (300± <br /> acrcin%). Elevations range from approximately 5,800 feet along <br />' Highway 133 to over 9,000 feet in the southeastern portion of the <br /> property. Reportedly, the property's topography and vegetation is <br /> able to support approximately 150 head of livestock•, however, only <br />' 60 bead are currently on the property. <br />' Vegetation: The river bottom meadowland contains deciduous trees, shrubs and <br /> grass. Sagebrush is the primary ground cover on the upslope semi- <br /> arid rolling portion of the property, and the upper elevations are <br /> densely covered with a virtually impenetrable cover Of scrub oak and <br /> a few coniferous trees.
