1 <br />The properties are located on the east face of the Royal <br />' Gorge Hi11s. Topography is generally very steep and has been <br />modified significantly by past mining activity. The general <br />' direction of slope is to the east. <br />' The point of highest elevation is approximately 6,800 feet at <br /> the west property line. The vertical drop to the east <br />t property line is about 1,200 feet in 3/4 mile. Several <br /> nearly level shelves have been formed by mining operations. <br />1 <br /> Topography of the southerly parcel is also extremely steep. <br />' The only useable areas are along the roadway and railroad <br /> adjacent to the Arkansas River. <br />1 <br /> Access to the southerly parcel is by County Road and U.S. <br />' Highway 50 is only one half mile to the east. The Denver Rio <br />' Grande Western Railroad maintains tracks along the Arkansas <br /> River. A loading and siding area was used when the north <br /> quarry was in operation. <br />1 Access to the quarry is by private easement. U.S. Highway 50 <br />is approximately one quarter mile from the east property <br />,, line. There was once haul road access between the quarry and <br />the rail siding parcel, but that has not been used since <br />' mining operations ceased. <br />' U.S. 50 is a major commercial arterial. It is heavily <br />travelled by tourists and commercial haulers. Subject has <br />1 high visibility from traffic in both directions. <br />1 <br />
