Impact Mitigation Plan <br />17tis impact mitigation plan will address the Montrose County Mitigation Standards for <br />Gravel Mining Operations in the order that they appear in the Resolution of the Montrose <br />County Boazd of County Commissioners adopted October 20, 1997 <br />Buffers: This operation is not within 2S0 feet of the property boundary of any existing <br />residence or subdivision so standards (2) and (3) for buffer canes are not applicable. The <br />only adjacent properly other than the applicant within 25 feet is BLM land on the south <br />side. No mining excavation or stockpiling will occru within 25 feet of this boundary. In <br />addition, the permit area surrounded by high ridges that block any view of the pit area <br />except from Kininkin Road on the east: <br />Landscaping: The permit area is not within 1320 feet of arty residence or platted <br />subdivision and is more than 2640 feet from US Highway 50 which is designated a <br />Scenic Drive by Montrose County. <br />Dust: The permit area is not within 1320 feet of an existing residence or platted <br />subdivision, so items 1 and 2 do not apply. 'T'here may be a residence within 2640 feet of <br />the permit area and the operator agrees to operate arty asphalt platrt that may be on site <br />from time to time between the hrnus of 6:Wa.m. abe 6:OOp.m. in accordance with item 3 <br />of the standards. <br />Noise: The operation, including the haul road to US Highway 50 is not within 1320 feet <br />of any existing residence or platted subdivision so this section is not applicable. <br />Haul Routes: The operator will obtain an Access and Driveway Permit for a Commercial <br />Driveway &am the Montrose Cormty Land Use Departrnent before any mining occurs on <br />this property. <br />Site Development: <br />(1) The operation is not within 1324 fcet of any existing residence or platted <br />subdivision <br />(2) Portable sauitation facilities will be provided on site when personnel are <br />working on site in accordance with State and County regulations. <br />(3) If placement, construction or erection of any building or strur;ture on the <br />gravel mining property is , the operator will certain the apgnopriate <br />Building Permit in accordance with the Catmty Building Code. At this time, <br />no such structtrtes are articipated <br />(4) A Weed Management Plan wr71 be submitted for approval of the Weed <br />Management Commission before operations commence. <br />(5) Adequate parking space shall be provided for workers on site in accordance <br />with Parking and Loading Standards of the Montrose County Zoning <br />Resolution. <br />(6) Any signage that may be erected at the operation shall confornt to the Sign <br />Standards of the Montrose Cotutty Zoning Resolution. <br />Reclamation: The gravel mining site will be reclaimed as range }and. <br />
