DMS Permit No. M-77-196 <br />Dear Sirs: <br />The Chaffee County Zoning Regulations allow for non-conforming uses (grandfather) to continue <br />in operation if they existed at the time of adoption of our Zoning Regulations in 1974. <br />SECTION 19 <br />NON-CONFORMING USES AND SPECIAL USE CATEGORIES <br />I. Non-Conforming Uscs <br />Some regulations may appear restrictive to property owners of nonconforming structures or land. Zoning <br />by its nature and basic concepts tends to discourage expansion or extension of nonconforming conditions in <br />order to promote zone compliance of all uses and structures in the zone. 11 is this County's intent to allow <br />reasonable growth wherever possible without undue hardship on the nonconforming property owner. <br />Hosvecer, some changes or expansions may have a negative impact on the conforming properties in the <br />ncigltborltood. In designing these regulations some elements of compromise have been necessary• in an <br />attempt to protect, in some measure, the interests of both nonconforming and conforming property owners. <br />A.
