Impact Mitigation Plan <br />The impact mitigation plan will address the Montrose County Mitigation Standards for <br />Crravel Mining Operations in the order that they appear in the Resolution of the Montrose <br />County Boazd of County Commissioners adopted October 20,1997. <br />Buffers: This operation is not within 250 feet of any adjacent property boundary, <br />residence or subdivision so the standards for buffer zones are not applicable. In addition, <br />the permit area surrounded on the north, east and south sides by high ridges that block <br />any view of the pit azea. <br />Landscaping: The permit area is not within 1320 feet of any residence or platted <br />subdivision and is more that 2640 feet from US Highway 50 which is designated a Scenic <br />Drive by Montrose County. <br />Dust: The permit area is not within 1320 feet of an existing residence or platted <br />subdivision, so items 1 and 2 do not apply. There may be a residence within 2640 feet of <br />the permit area and the operator agrees to operate any asphalt plant that maybe on site <br />from time to time between the hours of 6:00 a.m. and 6:00 p.m. in accordance with item 3 <br />of the standards. <br />Noise: The operation, including the haul road to US Highway 50 is not within 1320 feet <br />of any existing residence or platted subdivision so this section is not applicable. <br />Haul Routes: The operation uses a private road entirely within the landowner's property <br />and is accessed by US Highway 50. No county roads aze impacted by this operation. <br />Site Development: <br />(1) The operation is not within 1320 feet of any existing residence or platted <br />subdivision. <br />(2) Portable sanitation facilities will be provided on site when personnel are <br />working on site in accordance with State and County regulations. <br />(3) If placement, construction or erection of any building or structure on the <br />gravel mining property is needed, the operator will obtain the appropriate <br />Building Permit in accordance with the County Building Code. At this time, <br />no such structures aze anticipated. <br />(4) .A weed Management Plan will be submitted for approval of the Weed <br />Management Commission before operations commence. <br />(5) Adequate pazking space shall be provided for workers on site in accordance <br />with Pazking and Loading Standazds of the Montrose County Zoning <br />Resolution. <br />(6) Any signage that maybe erected at the operation shall conform to the Sign <br />Standards of the Montrose County Zoning Resolution. <br />Reclamation: The gravel mining site will be reclaimed as range land. <br />
