OPTI G.'I TO RENEW. <br />3.1 Conditional upon the faithful performance by Lessee of its ~~ <br />covenants herein recited, Lessee is hereby granted options to renew this <br />Lease Agreement for five (5) additional years upon the terms and condi- <br />tions as herein contained. <br />3.2 The terms of the Lease shall be negotiated between Lessor and <br />Lessee. ' <br />3.3 The rights of Lessee hereunder shall be exclusive in the sense <br />that the Lessors, their heirs, successors and assigns, will not grant to <br />anyone else the privilege of removing sand and gravel from said tract of <br />land during the period hereof. <br />3.A Covenant of Quiet Enjoyment - Lessor agrees to hold Lessee <br />harmless from i.he claims of any other parties claiming right (including <br />sand and gravel mineral rights) or title better than right or title held , <br />by Lessor to said premises. ~ <br />3.5 Permitting -Lessor grants to Lessee the use of any permits or ~ ' <br />licences obtained or held by Lessor. <br />4.
