<br />All improvements shall be removed from the Property by G7P at the expiration or other termination <br />of this lease, unless otherwise agreed by the parties. <br />' 12. GJP shall, at the expiration of the lease term or upon other termination of this lease, <br />surrender the Property to Bradburys. Arty mined material rentairung on the Property at the expiration <br />' or termination of this lease shall become the property of Bradburys, and no royalty shall be payable <br />by GJP on such material. Within one year after expiration or termination of this lease, GJP shall <br />complete the reclamation of the Property at G]P's sole expense in accordance with the terms of the <br />permits issued by Mesa County, Colorado, and the DMG. If this one year period occurs after the <br />expiration or termination of this lease, GJP shall have the right of access to the Property during this <br />one year period to perform the reclamation work. <br />i , 13. GJP agrees that at all times during the term of this lease, it shall keep Workmen's <br />Compensation Insurance in full force and effect. In addition, GJP agrees that it shall indemnify <br />Bradburys against any claims, demand, costs, and expenses (including without limitation couR costs <br />and reasonable attorneys' fees) for personal injury or property damage arising out of its operations <br />on the Property. <br />' 14. Prompt payment of the amounts to be paid by G7P and compliance with all terms and <br />conditions are of the essence of this lease. If GTP fails to make payments or fails to perform as <br />agreed, Bradburys may give GIP written notice of its intention to terminate this lease. If the default <br />' complained of is not cured within thirty (30) days after such notice is given to GJP, this lease shall <br />become null and void at the option of Bradburys, and GJP shall surrender the Property to Bradburys <br />' D:v.urncmwe~sanDeuRiv.ense <br />-6- <br />1 <br />
