6.2 Post-Mining Land Use <br />Historically, the Longmont and Peschel properties have been used primarily for <br />livestock grazing. Because the majority of the site is located within the 100-yeaz flood <br />plain of St. Vrain Creek, Weld County classifies the area as having "limiting site <br />factors" due to flood hazard potential. Weld County Department of Planning Services <br />considers land with limiting site factors to be suitable for agriculture, recreation and <br />wildlife uses. <br />The currently approved post-mining land use includes recreation and wildlife habitat. <br />These uses are compatible with the surrounding land uses and with the Weld County <br />planning goals. <br />The properties aze located within Weld County's Mixed-Use Development azea along <br />I-25. The southern portion of the Bigelow property may be developed as residential <br />area by the landowner after the completion of reclamation. <br />6.3 Regrading <br />Site grading will be performed to create stable topography that will be consistent with <br />post-closure land uses. Where possible, highballs in upland meadow azeas will be <br />regraded to a slope no steeper than 4H: 1 V. Slopes of pond shores will be regraded to <br />a slope no steeper that 3H: 1 V within 5 feet above to 10 feet below the post-mine <br />water level. <br />Where feasible, highwalls may be cut back to the property line to achieve the final <br />slope. However, along St. Vrain Creek and Dry Creek the final topography will be <br />achieved by backfilling highwalls. The highwall crest will not be cut back in order to <br />protect the buffer zones along the creeks. <br />Six inches to 12 inches of topsoil will be spread over all regraded surfaces above the <br />post-mining pond levels and areas revegetated as wetlands or uplands. The compaction <br />of backfilled azeas will be evaluated to determine if disking is needed prior to the <br />placement of topsoil which will be disked to a depth of 12 inches prior to seeding. <br />Portions of access roads and the conveyor corridors remaining following mining at the <br />site will be scarified to a depth of 12 inches, covered with topsoil and revegetated. <br />srzsnooa <br />
