UPLAND GRAVEL
EXHIBIT D
MINING PLAN
The (112) Regular Permit boundary encloses 28.58 acres of the proposed 52.6 acre
Upland Estates AFT Subdivision and will effect parts of Lots 7, 8 & 9 located in the SW
1/4 SW 1/4 of Section 17. The 28.58 acre site encloses what remains of an alluvial
deposit from the ancient Colorado River bed on the underlying Mancos shale formation.
The underlying formation contact line slopes from 5-6 percent to the Southwest toward
the Colorado River and Sink Creek.
4.) SITE ACCESS:
Public access to the site is available from the West from an asphalt surface portion of
35 Road. Maintenance of the road by Mesa County ends at the cattle guard located at
D 1/4 Road intersection.
A new paved road for the proposed subdivision (Upland Road) has been constructed
between 35 Road and the existing paved County road adjacent to Lots 1 and 2 and will
serve as the main access for the subdivision and serves the mine site as well.
The existing paved roads along C'/, 34'/= and D Roads to access the site from the 32
Road Clifton commercial corridor.
5.) ADJACENT USES:
The proposed site is entirely surrounded by land owned by the applicant and/or County
Road R.O.W. (B Road & D 1/4 Road). The land to the West has been subdivided into 6
lots of an AFT subdivision which are all occupied by residences. The extraction of the
gravel deposits (Grading Plan) on Lots 7, 8 & 9 will continue until mined out. An existing
gravel operation (Denison Pit) is located in the NE 1/4 NE 1/4 of Section 19,
approximately 3500 feet Southwest of this site. Excel Energy has a 42.5 foot wide
electric transmission line easement adjacent to the West boundary of the site and
approximately 130 feet North of the site which contain structures (power poles) within
200 feet of the site. Anew residence on Lot 6 and an unoccupied cold storage building
owned by Baker, adjacent to D 1/4 Road, are within 200 feet of the affected area of the
site.
6.) SURROUNDING USES:
New residences on Lot 4 (Gaurmer) and Lot 5 (Ellyson) and an existing single family
residence (Duffy) are all beyond 200 feet of the affected area of the site. Approximately
700 feet North of the affected area of the site are three other residences along the
improved portion of 35 Road.
-2-
