Abutting the west and north sides of the property will be the South Platte River channel area. <br /> This area will serve a dual purpose of flood control and wildlife habitat. Ground cover <br /> vegetation will be established in the northwest corner of the property, north and west of the <br /> riprap trench and the slurry wall. The ground cover will be established by placement of 6" of <br /> topsoil borrowed from an approved mining area and seeding in accordance with the approved <br /> plan. If existing sands and gravels are to be removed prior to topsoil placement in order to <br /> comply with regulations regarding fill placement in a floodway, then care will be exercised to <br /> avoid damaging root systems of the trees in the area. No topsoil will be placed, or surface <br /> material removed, in the drip zones of existing trees within the area north of the rip-rap trench <br /> and slurry wall area. Any areas disturbed by installation of any channel improvements will also <br /> be revegetated per the reseeding requirements on the next page. <br /> 5.
