SITE AYALXSIS _ _ Zp <br />Location: The subject is located in unincorporated portions of both Delta and <br />Gunnison Counties, Colorado, apprrndmately 225 milts west of <br />Denver, on the '~veatern slope" of the central Colorado Rocky <br />Mountains. The subject, knows as the Colorado Guest Ranch/ <br />Chlpeta Ranch, Contains 4,100 acres, of which 344.a (1,400± acres) <br />8re located In northwestern Gunnison County and 6646 (2,700± <br />acres), are in east-central Delta County. Specifically, the property fs <br />located in the valley of the North Fork of the Gunnison River, with <br />the majority on tbo south side of Colorado Highway 133, between the <br />small wet-mining communities o! Bowie and Somerset, Colorado. <br />Size: 4,100± total acres (appre~mately 3,8341 acres are contiguous, with <br />an additional 270± acres located one-fourth stile south of the main <br />portion, separated by public lands}. <br />Shape: Irregular <br />Topography: 13e subject is located on the south tide of the North Fork of the <br />C}tranison Rivcr on the north facing slopes of Jumbo sad West <br />Flatiron iviountaias. The property is comprised of steep, mountain <br />retrain along its southern pardon (2,5001 acrea/61%); rolling, semi- <br />arid, sagebrush covered hills along the northern cad extreme western <br />portions (1,300± aCres/324io); and wooded, truer bottom meadow <br />along the extreme northern portion fronting the river (300± <br />acres/7%). Elevations range from approximately 5,800 feet along <br />Highway 133 to wet 8,000 feet is the sovtheastertt portion of the <br />property. Reportedly, the property's topography and vegetation is <br />able to anpport appro~datauly 150 head of livestock, however, only <br />60 head are currently on the property. <br />Vegetation: The rivet bottom meadow]and contains dedduoua trees, shrubs and <br />1 grass, Sagebrush is the primary ground cove on the vpalope semi- <br />- aril rolling portion of the property, and the upper elevations are <br />densely covered with a virtually impenetrable cover of scrub oak and <br />e few coniferous trees.
