. .. Lessee shall have the option to pay the difference in cash. If the Lessee shall fail to make any payment which shall be due under the provisions hereof, after thirty days' written notice from the Lessors this lease shall be automatically terminated and of no further binding Force and effect upon the parties hereto. It is mutually agreed between the Lessors and the Lessee that the Lessee has the right to construct any roads over and across the property above men- tinned For purposes of ingress and egress; provided, however, that said roads shall not interfere with improvements presently in existence on the property herein described, and that all roads shall be equipped, at.the expense of the Lessee, with such gates as may be necessary to protect the interests of the Lessors. It is Further mutually agreed that the Lessee may nsc the- property above described for stockpiling and the storage of eyuipment necessary to the mining and removing of said clay. It is agreed between the Lessors and the ]..esscc that upon tcr•mination of this lease by the Lessee, all machinery, equipment and improvements used in the mining of said clay shall remain the sole and separate property of the Lessee, and said Lessee shall have thirty days after the termination of this lease to remove said eyuipment, machinery and improvements from the leased property; provided, however, that in the event said equipment, machinery and improvements cannot be removed due to weatlter• conditions or factors beyond the control of the Lessee, the Lessee shall have thirty days after the alleviation of such weather conditions and other matters beyond the control of the Lessee to remove the same.
