Prior to the Commencement Date, GJP shall be entitled, but not obligated, to <br />L <br />1 <br />1 <br /> <br /> <br />L~ <br /> <br />1 <br /> <br />1 <br /> <br /> <br />11 <br /> <br />LJ <br />1 <br />investigate the title to the Property and the existence ofany mineral reservations. IfGJP determines, <br />in its sole opinion, that any of the minerals may have been reserved or [hat Lessor's title to the <br />Property is otherwise not satisfactory, GJP may, but shall not be required to, take whatever actions <br />it deems appropriate to cure the problems it identifies. Such actions could include, without <br />limitation, the filing of a quiet title action in Lessor's name, or obtaining conveyances of reserved <br />mineral interests from the owner thereof to Lessor. All such actions shall beat GJP's expense. At <br />GJP's request, Lessor shall cooperate with GJP in all such actions. If in its sole discretion GJP is <br />not satisfied with Lessor's title to the Property after any investigation it conducts and any curative <br />actions it may attempt, GJP shall be entitled to terminate this lease. In order to terminate this lease <br />tinder this Paragraph 2.B., GJP must give written notice of termination to Lessor no later than ten <br />days after the Commencement Date. <br />3. The initial term of this lease is for a period often (10) yeazs, commencing on the <br />Commencement Date. GJP shall have the right and option to extend this lease for an additional <br />period of ten (10) years after the expiration of the initial term, under the same terms and conditions <br />as provided for in the initial term of this lease. This option to extend shall be exercised by the giving <br />of written notice by GJP to Lessor of [he election to do so not more than one year nor less than thirty <br />(30) days prior to the end of the initial term. <br />4. G]P shall have the right to install sheds, buildings, machinery, pumps, equipment, <br />personal property, telephone lines, electric lines and water lines on the Property and shall remove <br />such property and equipment from [he Property a[ the end of the lease term or upon any other <br />termination of this lease.
