~~ ..4 <br />PN: 94-129 <br />March 24, 1994 <br />Page 2 <br />DRAFT <br />The covered patio area has minor movement and distress cracks. The east side patio cover <br />column bases have been modified with a concrete pad as shown in P-13. The colurntu at the <br />west side have not been modified and exhibit the typical rotting combined with minor settlement <br />and rotting and so oa. <br />The western portion of the residence does not exhibit the distress as that noted on the eastern <br />portion. General exterior maintenance of the exterior has been minimal based on the color <br />changes observed at the surfaces that were noted as being repaired in the past. <br />INTERIOR <br />The main residence interior consists of many small rooms with a larger livirtg room and <br />fireplace at the center of the structure that is at the south wall of the living room. A change in <br />floor elevation exists at the east portion. The encompasses the den area and southeast entry. Ac <br />the northeast comer of the den area that is the northeast portion of the residence a small <br />furplaa exists with vertical cracks in the interior plaster finish. This crack travels down from <br />the ceiling and then westward as the fireplace box steps out, Photos P-20 Bc P-21. <br />Along the east wall at the ceiling line, there exists a separation as shown in P-25. The southeast <br />comer of this room steps up for the door and stairs to the upper level. Photo P-22 shows the <br />cracking at this area. Going to the upper Ievel along this wall, the upper bath wall at the east <br />side shows the separation, P-27. The northeast comer of the bedroom at the northeast area has <br />the chimney in this corner from the den below with minor hairline cracks, as shown in P-28. <br />Again the predominate cracking of the interior finishes is mostly in the east portion at the two <br />story area. At the time of the visit, the radiant heaters were noted to have water goading below <br />the relief valve. These were not working properly based on the major temperature differetta <br />from one end to the other as felt by hand. At the upper southeast bedroom at the south wall the <br />interior futishes were damaged by the moisture intrusion from the roof scupper leaks. This is <br />shown in Photo P-30, P-il, & P-12. The closeup views show the adobe conditions. <br />Access was made to the basement area as the west end of the kitchen. The stairway is very <br />steep. The basement is only under a small area of the northwest comer of the residence. The <br />boiler and laundry area exists in this area. The boiler was leaking water from the relief valve. <br />A sump pit with pump were present, but the sump pump was not plugged in as shown in Photos <br />P-29 thru P-31. Crawl space area exists at portions of the residence, but general conditions did <br />appear to be safe and access was not attempted. A floor trench was cut for an overflow pipe <br />that was flowing in the northwest direction and apparently day lighted at the north side of the <br />property. No major distress cracks were observed in the basement foundation walls. <br />COMMENT AND/OR ONCE LUSIONS <br />Mr. Robert Thompson,P.E. of CTLThompson Geotechnical Engineers, Inc. conducted a visual <br />review at the same time.
