along the Southerly line of said NE '/, a distance of 1654.39 feet to a point on the Easterly line of
the abandoned Denver, Laramie and Northwestern railroad right of way, said point being the
True Point of Beginning; thence continuing N89°57'01"W a distance of 958.88 feet to the center
of said Section 24; thence N00°19'00"E along the Westerly line of said NE Y+ of Section 24 a
distance of 1311.94 feet; thence S89°48'41"E a distance of 900.97 feet to the Easterly line of
said railroad right of way; thence Southwesterly on a curve that bears to the right and along the
Easterly line of said railroad right of way and having a delta of 4°07'53", and a radius of 5779.58
feet, a chord bears S03°36'57"E 416.67 feet and an arc length of 416.76 feet to the end of said
curve; thence S01°33'00"E along said railroad right of way a distance of 239.19 feet; thence

particularly described as:
Beginning at the E '/, corner of said Section 24; thence N89°57'01"W on an assumed bearing
along the Southerly line of said NE Y. a distance of 1654.39 feet to a point on the Easterly Line
of the abandoned Denver, Laramie and Northwestern railroad right of way, said right of way
being described in Deed recorded in Book 314 at Page 440, Weld County Records; thence
N01°33'00"W along said Easterly line of the abandoned Denver, Laramie and Northwestern
Railroad right of way a distance of 655.08 feet; thence S89°52'51 "E a distance of 1675.91 feet;
thence S00°20'00"W a distance of 652.80 feet to the Point of Beginning.
