The first questions requested the drainage area and
overall grade that would flow into the reclaimed open channel between the McNaney
property and Pond Number 1. The area that would presently be drained by such a
cJtannel would be the McNaney property and the portion of the lot directly to the north
that borders the McNaney property. This encompasses approximately 13.5 acres.
However, a letter received by Mr. McNaney from The Kaplan Company, Incorporated on
January 29, 1997 indicates that the surrounding land will be raised out of the floodplain
and developed upon reclamation of the Ha11 Irwin La Poudre Pit Site. If this is the case,
and the McNaney property remains unaltered, only the McNaney property will continue
to drain to the channel. Tltis would include approximately 6.9 acres. The slope of the
existing topography was measured across the McNaney property from the northwest
comer to the southeast corner as approximately 0.26 percent.
The second question asked the applicant to address how water will exit Pond Number 1
during years of high mnoff, and keep from backing up into the channel from the
McNaney property. This pond is excavated directly into the existing grade, which
naturally slopes towards the Poudre River. The lowest point around the lake is therefore
between the pond and the river at elevation 4780 feet. If the pond fills beyond this
elevation under normal conditions, it will spill naturally over this low point into the river.
This is how the pond receded after the 1999 flood, in which no damage to the bank was
sustained.
11990 Grant St. • Suite 304 • Denver, CO 80233 5441 Boeing Drive • Suite 200 • Loveland, CO 80538-8855
(303) 452-6611 • Fax (303).452-2759 (970) 46t-9884 • Fax (970) 613-1177
