Being in general agteemen~t essentially no major change in tand~ is proposed for this <br />property, and the change o ership will most likely result in improvements that will be assets <br />to the community the RPC moved to recommend approval with the following conditions. <br />The involved parties are urged to review their plans with the fire district, medical district, law <br />enforcement and Wetmore citizens. <br />Agreed to support the request of Darell and Twila Ceroux for a Conditional Use Permit to <br />operate a Gravel Pit. <br />Funds have been escrowed to cover reclamation costs at the end of the project. <br />A water augmentation plan is in progress that will replace water which will evaporate from a <br />pond formed by the gravel operation. The pond is expected to provide habitat for various species <br />of water fowl. <br />The potential problem of dust at the site would be addressed by water truck or sprinklers to wet <br />down the area. <br />The major concern RPC members expressed was the proximity of the proposed gravel pit to the <br />Town of Westcliffe, most specifically the Town Park and area where park improvements are <br />planned. Truck traffic on botfi town and county roads is also a concern due the increased use, <br />truck weighs and dust. Also, safety may be an issue witfi the park azea so close. <br />[t was recommended that the Gerouxs' work very closely with the Town of Westcliffe on this <br />pryer. <br />~f <br />Bob Thomason <br />Chairman <br />
