This indemnification shall survive urmination of this Lease, notwithstanding any <br />other provision hereof. <br />13. Default. If any breach or default by the Lessee of any term or obligation <br />of this Lease is not cured within sixty (60) days mailing of written notice to Lessee of <br />such breach or default, mailed by certified mail return receipt requested to the address <br />provided for herein, this Lease may be cancelled at the optionof Lessor by written notice <br />to Lessee, in addition to and not in lieu of all other rcmediw Lessor may have at law. <br />14. Removal of Equipment. Upon termination of this Lease, if Lessee has paid <br />all sums due hereunder and haz complied with all other terms hereof, Lessee shall have <br />the right for one hundred twenty (120) days thereafter to remove all its improvements, <br />machinery and other equipment from the Leased Premises, which removal shall be <br />accomplished without unnecessary or unreasonable waste or injury to the Leased <br />Premises; provided, however, Ltssce shall have t~tasonable additional time after said one <br />hundred twenty (I20) days to remove its property used in reclamation or restoration of <br />the Leased Prcmisa. The obligations for removal az conained in the section shall exist <br />only so long as the beneficiaries, their hein, successon or assigns, or any of them, have <br />any collateral interest in the surface estate of the legal description contained in Section <br />1 on page 1 of this Coal Mining Lease. <br />15. Noticts. Any notice or other communication required or which may be <br />given hereunder shall be dcemed to be properly given, in addition to any other means <br />recognized by law, if made in writing, deposited in the United States mail, proper <br />postage prepaid, registered or certified mail with return receipt requested, addressed <br />to the intended recipient at the address set forth below: <br />If to Lessor: <br />W.
