• ,;d uE:on any parti~r total relinguictiment i tho cancellation or <br />expiration of this lease, or at any other time prior thereto when <br />required and to the extent deemed necessary by the Lessor, remove <br />or cover all debris, and so~far as,reasonably possible, restore the <br />surface of the leased land and access roads to its former condition. <br />15. This lease is specifically conditioned upon receiving all <br />State and Local appruvals necessary for the operation of the gravel <br />pit by the Lessee. In the event all such approvals are not obtained, <br />the provisions of this lease shall be of no further force and effect. <br />16. Lessee agrees to post a bond or letter of credit with the <br />Lessor in the amount of $10,000.00 to guarantee the reclamation <br />described in paragraph 13. ate„ <br />~~ <br />17. Lessee does hereby indemnify Lessor against any claim or <br />demand whatsoever arising against the Lessor by reason of the activities <br />Of the Lessee under this sublease, including, but not by way of <br />limitation, any attorneys fees which may be incurred by Lessor by <br />reason of any such claim or demand. Lessee agrees throughout the <br />term of this lease to carry in force property damage 'and public <br />liability insurance in a face amount of not less than $100,000.00 <br />per person and $300,000.00 per occurrence for publio liability. <br />1S. Lessor may, if it believes Lessee to be in default of <br />any material covenant or condition herein, give. Lessee written notice <br />thereof by registered mail; if Lessee fails to correct said default <br />within thirty (30) days of such written notice, Lessor may terminate <br />this lease and all Lessee's rights hereunder shall be forfeited, <br />except that if payments are current, Lessee shall have the right to <br />remove the property and equipment from the leased premises, as here- <br />inabove provided. L7otwithstanding any termination pursuant to this <br />paragraph, the obligation of Lessee for reclamation shall continue. <br />19. Lessee shall keep books and accounts covering Lessee's <br />operations hereunder, and particularly the extraction of gravel, <br />and shall permit Lessor through its duly accredited agents at all <br />reasonable hours, and at reasonable .intervals, to examine such books <br />and accounts bearing the royalties due Lessor. <br />-a- <br /> <br />
