This insurance shall cover <br /> ' GJP's operations on the Property and shall name District as additional insured. <br /> All insurance under this Paragraph shall be issued by insurers duly authorized to do business in the <br /> State of Colorado and each policy shall provide that it shall not be canceled without a minimum of <br /> ten (10) days prior written notice to District and GJP. To the extent reasonably attainable, each <br /> ' policy required under this Paragraph shall contain a waiver of subrogation clause and agreement by <br /> the insurer that coverage shall not be canceled because of operations properly conducted under this <br /> Lease. <br /> 1 14. GJP shall, at the expiration of the lease term or upon other termination of this Lease, <br /> surrender the Property to District. Within one year after expiration or termination of this Lease, or <br /> ' within one year after GJP has fully mined out the Property, whichever comes first, GJP shall <br /> complete at GJP's expense the reclamation of the Property required by any governmental authority <br /> having jurisdiction arising from or based upon GJP's operations and activities on the Property under <br /> ' this Lease as and when required by that governmental authority and in accordance with the terms <br /> of the permits issued by Mesa County, Colorado, and the DMG. If this one year period occurs after <br /> ' the expiration or termination of this Lease, GJP shall have the right of access to the Property during <br /> this one year period to perform the reclamation work. If requested by District, GJP shall execute and <br /> deliver to District a recorded written release that quit claims to District all of GJP's right, title, and <br /> ' interest in the Property under this Lease or any extensions or renewals of this Lease within six (6) <br /> months after the date of completion of reclamation. <br /> ' 15. GJP shall indemnify and hold District harmless from and against any and all present <br /> and future claims, liabilities, damages, costs, expenses, fines, penalties and fees of any nature <br /> (including without limitation reasonable attorneys and consultant fees) arising out of or in any way <br /> ' relating to: (i) the conduct, occupancy, operations or activities on or about the Property of GJP, its <br /> agents, designees, assignees, successors in interest, contractors, licensees, employees or invitees, (ii) <br /> any condition of the Property caused or permitted by GJP, its agents, designees, assignees, <br /> ' successors in interest, contractors, licensees, employees, or invitees, (iii) any breach or default on <br /> the part of GJP in the performance of any covenant or agreement on the part of GJP to be performed <br /> ' pursuant to this Lease, or (iv) any act of negligence of GJP, its agents, designees, assignees, <br /> successors in interest,contractors, licensees,employees or invitees occurring during the Term of this <br /> Lease and at any time during which GJP is engaged in any remediation or reclamation activity on <br /> ' or about the Property or on the Property under Paragraph I.E.
