SCOPE. ~.UTIiORITV ARI® ®EPIRIITIONS <br />1.9 'Piffle <br />This Resolution shall be (mown and cited as the "Gilpin County Zoning Regulations." <br />9.2 Pue~oose <br />To classify, regulate and segregate uses of lands and buildings; to regulate the area of <br />yards and other open spaces around buildings; to regulate the height of buildings; and to <br />regulate the density of population for the health, safety and welfare of the citizens of <br />Gilpin County. <br />9.3 Seo®e <br />A) This Resolution steal{ apply to all public and private lands situated within 4he <br />boundaries of the zoning districts established in the unincorporated portions of Gilpin <br />County, over whirh Gilpin County has jurisdiction under the Statutes of the State of <br />Colorado. <br />B) In their interpretation and application, the provisions of this resolution shall be <br />regarded as the minimum requiremeMS for the protection of public health, safety and <br />welfare. This resolution shall, therefore, be regarded as remedial and shall 6e liberally <br />construed to further its underlying purposes. <br />C) Whenever both a provision of this resolution and any other provision of this resolution <br />or any provision of any other law, rule, contract or deed or regulation of any kind, contain <br />any restrictions covering any of the same subject matter, whichever restrictions are more <br />restrictive or impose higher standards or requirements shall govern. <br />D) This resolution is not intended 4o abrogate or annul any building permits, certificates of <br />occupancy, variances or other lawful permit issued before the effective date of this <br />resolution; or any easement, covenants or other private agreement. <br />1.~ Generol Aoolieatflon <br />A) Except as otherwise provided in this resolution, no building, structure or land shall <br />hereafter be used or occupied, and no building or structure or part (hereof shall hereafter <br />be erected, constructed, moved or altered unless in conformity with all The regulations <br />applicable to the district in which it is located. <br />B) No building or other structure shall hereafter be erected or altered to exceed the <br />height, 4o accommodate or' house a greater density, oe to have narrower or smaller open <br />space, lot area, lot width, or yards, or less off-street parking space than required 6y the <br />provisions of this resolution. <br />Gilpin County Zoning Regulations <br />
