Uses which are no more detrimental to the <br />highest and best uses of land in a particulaz zone district than the uses by right for such <br />district as specified in Sections II, DI, IV and V of this regulation, may be permitted in <br />,said zone district, and, the uses specifically identified in this Section 6.1 maybe <br />permitted in any zoning district, unless otherwise specified in the following pazagraphs, <br />upon approval of the Board of County Commissioners and upoa issuance of a special use <br />pemut, provided the location of all such uses is first reviewed by the County Planning <br />Commission, following a public notice and hearing, and subject to such safeguards and <br />conditions as may be imposed by the Board of County Commissioners in order for the <br />uses to be in harmony with the chazacter of the surrounding neighborhood and otherwise <br />promote the health, safety and welfare of Gilpin County. <br />a) Mobile home parks in R-3, Multi-family Residential District. <br />b) Planned unit development in any zone district, subject to the following <br />provisions: <br />1) The proposed unit development minimum azea shall be one (1) acre. <br />2) The applicant shall follow the procedure set forth in the Planned Unit <br />Development Resolution. <br />c} Auto wrecking or junk yazds in commercial districts. <br />d) Milling, mining in any form, including gravel pits and rock crushing. <br />e) Solid waste disposal sites and facilities, according to C.RS. regulations <br />adopted. <br />f) Campgrounds, camps, and RV parks for short term recreational use. <br />g) Church. <br />h) Public, private and pazochial schools (but not including private vocational, <br />trade or professional schools, or schools for subnom~al or mentally disturbed <br />adults or children). Pre-schools and day nurseries for infants and children. <br />n Developments of any type in designated Wildfire Hazazd Area, Geologic <br />Hazazd Area, Flood Plain Hazazd Areas, Mineral Resource Areas or Historical <br />and Archaeological Areas as identified and designated by the Board of Gilpin <br />Counb~ Cnmm; esioners. Applications for development in these designated azeas <br />shall follow the guidelines or regula#ons for such azeas as maybe adopted by the <br />boazd of Gilpin County Commissioners. <br />Gilpin County Zoning Regulations 39 <br />
