(I) Cluster Developmenf shall mean a form of residential development involving <br />more than one dwelling unit which development permits a reduction in the area <br />and yard requirements: provided, there is no increase in the number of units <br />permitted under conventional standards and where at least two-thirds of the total <br />area of the tract or Tracts is reserved for the preservation of open space. (Further <br />defined by C. R. S. §30-28-403) <br />(m) Commercial Use shall mean any use ar activity primarily devoted to business <br />purposes such as the purchase, sale, lease, or exchange of goods and~or services. <br />(n) Commercial Recreation Facility shall mean any place of amusement erected or <br />maintained for amusement or entertainment purposes where the public or members <br />are invited or nllowed to attend or assemble, except tity, County, State or <br />National parlor and recreation areas. <br />(o) Commission shall mean the Planning Commission of Gilpin County. <br />(p) Community Care Facility~Home Health Care Services shall mean and include (buT <br />is not limited to) group homes, adult day care and residential care facilities which <br />provide care in the home or special'¢ed outpatierrt care facility. ldoensed facility <br />as defined in C. R. 5. § 30-28-115 ' <br />(q) Conditional Use Permit (CUP) shall mean a zoning instrument used primarily to <br />review the location, site development, or conduct of certain land uses. These are <br />uses which generally have a distinct impact on the area which they are located or <br />are capable of creating special problems for bordering properties unless given <br />special aHention. A conditional use permit is granted at the discretion of the <br />Board of County Commissioners and is not the automatic right of any applicant. <br />(r) Construction shall mean any site preparation, grading, assembly, erection, <br />substantial repair, alteration, or similar action. <br />(s) Corral shall mean o fended area devoted to the wntainment of livestock which <br />does not provide overhead protection from the elements. <br />(f) Country Club or Resort Lodge shall mean a recreational activirty carried on by <br />an association of persons organized for non-profit recreation and occupying a site <br />not less than twenty (20) acres of land. A Country Club or Resort Lodge shall not <br />conduct activities organized primarily to render a service, which is customarily <br />carried on as a business. A Country Club or Resort Lodge serves as a destination <br />point for visitors, and generally has accessory recreational facilities for the use of <br />guests. <br />(u) County sfia{I mean Gi{pin County, State of Colorado. <br />(v) Covered Parking shall mean a permanent carport or garage, which provides <br />full overhead protection from the elements with crdinary roof coverings.
