<br /> <br />Flood Zoning maps, Leonard Rice Consulting Water Engineers <br />delineated the 100-year flood plain on the Flood Plain Map <br />(see map set). Except for elimination of a few islands, this <br />map is in general agreement with the official Larimer County <br />Flood Zoning maps and the flood plain information report. <br />Also shown on the Flood Plain Map are the limits of the floodway <br />which have been reproduced from the Larimer County Zoning maps. <br />On the East Rigden property, the 100-year flood plain exists at <br />two independent levels. North of the railroad tracks, the land <br />is flooded to the depths shown on the USACE flood profile. South <br />of the railroad tracks, flooding occurs along and adjacent to <br />the Boxelder Ditch, at levels less than shown on the Corps' <br />profile. The depths and extent of flooding are controlled by <br />culverts which are located upstream along the Boxelder Ditch. <br />In the southeast corner of the East Rigden property, flooding <br />along the Boxelder Ditch co-mingles with the main flood plain <br />of the Cache la Poudre River. <br />On the East Rigden property, the proposed area for mining south <br />of the railroad tracks is largely outside the limits of the 100- <br />year flood plain. The proposed mining site north of the rail- <br />road tracks is entirely within the 100-year flood plain and <br />portions may also be within the 100-year floodway, depending on <br />how far north the excavation extends. On the Baumgartner property, <br />the proposed gravel excavation will be entirely within the 100- <br />year flood plain and portions will also be within the 100-year <br />G-11 <br />
