To provide the Lessor continued access to thoso portions of Leased Property not <br />actually being usod in r<';~ activities of the Lesser and to accept the leased premises in its <br />present condition. <br />5, To keep the leased premises at all times clear of trash, rubbish, or junk, unless <br />prevented by extraordinary conditions or temporary breakdown of equipment. <br />6. To conduct its Gravel Haring Operation and rolated activities in accordance with <br />the laws of the United States ar the State of Colorado; or the ordinances of Rio Blanco County. <br />7. To provide the Lessor, during the tenor of this Lease, certificates of mstuance <br />showing that the Lessee has in full force and effect public liability and property damage <br />insurance with and insurance company acceptable to Lessor with the following minim,lm <br />COVCI'age: <br />Wnrkmaa'6 Compcnsatiom Statutory Amount <br />Public Liability $500,000.00 <br />Corttprehensive, General and Anto Liability SSOO,D00.00 <br />Blanket All Risk property Coverage $SOO,000,DO <br />• 8. At the termination of this Lease, to leave the Leased property in an orderly and <br />clean condition eonforavng to the requirements of the reclamation plan approved by, or as <br />thereafter amended by, the Colorado Mined Land Reclamation Board <br />9. To pay all personal property taxes on the personal property of the Lessee in sad <br />about the Leased property. <br />!0. Not to cause or suffer or allow any lien, judgment, levy, or attachment to be <br />placed upon the Leased Property of the Lessor by reason of any actions of the Lessee of nay <br />nature or kind. <br />11. To submit monthly reports showing the quantity of materials removed; to keep <br />strict and accurate records of materials removed; and to permit Lessor to examine mining <br />procedures and check books and records. <br />12. To provide, of Lessee's sole expense, any reclamation bond required by the State <br />of Colorado relative to the mining operations on the Leased Property, <br />4 <br />• <br />
