1. The proposed commercial/industrial use is inconsiat' t with the
redominantly rural/residential character of the neighborhood.
2. La Plata County has conceded its inability to regulate xpanaions of
.lse on the same parcel, as shown by its recent. refusal to addres the commer-
~ial use of the glider port by Laverne St. Clair.
3. La Plata County would be powerless to control the expa'sion of this
