' It is agreed, however, that the lessee shall, provided it has fully <br />complied with all covenants and agreements contained herein, have the right <br />' to extend the lease for an additional five (5) year period upon such terms <br />and conditions as may then be mutually agreed upon by the lessee or lessor. <br />The said lessee, in consideration of the leasing of said premises <br />' as aforesaid, covenants and agrees as follows, to wit: <br />To pay the rent for said premises and to issue the four (4) member- <br />' ships to the lessor as herein provided; to refrain from restricting any access <br />to the property as they presently exist; nor to impair any water rights now <br />in existence or to be developed. Lessee shall not construct any improvements <br />' upon said lands without the consent of the lessor, and if such consent is <br />given, the improvements shall become the sole property of the lessors at the <br />' termination of this lease. <br />Lessee shall be wholly responsible for any physical damage caused <br />by lessee or guests of the lessee to the property and shall maintain in <br />effect throughout the term of this lease personal injury liability insurance <br />covering the premises in appropriate amounts, and such insurance sha..1 <br />' specifically insure lessee against all liability assumed by it under the terms <br />' of this lease as well as any liability imposed by law, and shall inspire both <br />lessor and lessee and shall be endorsed as to create the same liability on <br />' the part of the insuror as though separate policies had been written for the <br />lessor and lessee. <br />' Lessee agrees to periodically patrol the leased premises to insure <br />1 that only members of the club and their guests are utilizing the premises, and <br />shall have the right to expel any non-members from the property by any legal <br />' means. <br />Lessee agrees to make any improvements, at lessee's expense, which may <br />' from time to time be required by the Wildlife Conservation Officer for the <br />' area under lease or as required by any othec governmental authority. <br />Lessee covenants that it is aware of the lease dated Octoter 5, 1976, <br /> between the lessor hereunder and Sterling Ready-Mix Concrete Compan}• and <br /> 96 <br />
