CONDITIONAL USE APPLICATION FOR <br />ROADGATE FARMS, LOT 7 FILING 7 <br />Items 5 & 6: Narrative <br />The site, Roadgate Farms, lot 1, filing 1, is a reclaimed gravel pit (zigan # 1). When Zigan <br />opened pit # 2, he had a great excess of sand and some squeege. The material we intend to <br />remove is, to a very large extent, the material they could not market. <br />The plan of 124th Estates Partners is to remove screen and wash the material, remove it from <br />the site, and line the pit for water storage. The sealing of the pit witl be accomplished with <br />material from the floor of the mined area of the pit. This material is a claystone and wi{I provide <br />and excellent seat. Brian Reck of GROUND ENGINEERING will be doing the evaluation and <br />testing to ensure the lining meets State of Colorado standards <br />We have been approved by the Division of minerals and geology for this project. Below are <br />issues that have been addressed by them followed by the responses to that issue. <br />Issue: We will "Dry" mine the pit and this may impact the local shallow wells that people <br />are using for landscaping and garden irrigation. <br />Response: Local residences were provided with South Adams water taps during the <br />migrations of the polluted alluvial flow from the ROCKY MOUNTAIN ARSENAL. <br />1. We will pay the water bills for anyone who loses use of a shallow well. <br />2. We will escrow $ 10,000.00 to repair any well damage that occurs. Any repair <br />necessary viili be completed after the pit has been lined. <br />issue: The Henderson Water Ski Club is concerned about maintaining water <br />levels both during the mining and after lining. <br />Responses --- We-will.pump into.the.lakeas-wadewater-the-pit.as-theyrequest.--The-balance-af-. -- <br />the water will be pumped into the Fulton ditch. (agreement attached) After the <br />lining of the pond, we will determine the level of the lake. If the lake is not ant <br />agreed upon level, we will lower the floor of the shallow area of the Ski Clubs' lake. <br />( agreement attached). <br />SCOPE OF WORK, WORK HOURS AND RECLAMATION PLAN <br />We plan to remove approximately 500,000 cubic yards of material from the site in 12 to 15 <br />months of operation. The material will be washed and screened on site (no crusher wiA be on <br />site). The "wash-ouf" material will be incorporated into the reclaimed slopes. The slopes will be <br />lined with a 10 to 14 ft. thickness of the clay stone from the floor. The current surface elevation <br />is on average 5040 feet. The claystone elevations currently range from 5001 at the north east <br />corner to 4997 at the south west. We plan to finish the floor to an elevation of 4996. <br />Our proposed work and hauling hour are 7 am to 5 pm Monday through Saturday. We have a <br />
