Lessor shall exercise its best efforts to <br />' cure all reasonably curable title defects. <br />16.4 Assignment. Lessor may transfer or assign its <br />' interest upon thirty (30) days' written notice to Lessee. Should <br />Lessee wish to transfer or assign its interest under this Lease, <br />Lessee shall remain obligated for all covenants of this Lease <br />' unless Lessee submits such transfer or assignment to Lessor for <br />its approval, which approval shall not be unreasonably withheld. <br />16.5 Monthly Accounting. Each monthly production roy- <br />' elty check deposited to Lessor s credit in the depository bank <br />shall be accompanied by a statement setting for the total tons of <br />Gravel produced during the month and the manner in which the <br />' royalty payment was computed. <br />16.6 Compliance with Mined Land Reclamation Act and <br />' Similar Laws. Lessee warrants that it shall remain in compliance <br />with the Colorado Mined Land Reclamation Act and all similar <br />county, state or federal laws, as dictated by its zoning and <br />permitting requirements. <br />' 16.7 Preparation of This Agreement; Modifications. <br />This Lease is executed after mutual negotiations and shall be <br />' construed as having been prepared by all parties.
