<br />~~ <br />of a gravel permit relating to the leased premises. If such permit <br />be denied then this Lease Agreement shall be void and of no further <br />force and effect. If such permit be granted then the lease term shall <br />begin as of the date of such permit and shall extend for a period <br />'~ of twenty years thereafter. <br />~.: <br />3: Lessee. shall have the privilege of access to the <br />i <br />leased premises prior to the commencement of the lease term for <br />the purpose of performing any preliminary work necessary to perfect <br />the application for permit referred to above. <br />4. The Lessor hereby leases to Lessee a right of way <br /> <br />which shall be adequate for a twenty-four foot wide paved roadway <br />and shall provide access to the iJest side of the leased property <br />as an extension of-the paved county or state road which is now in <br />existence. The Lessee covenants to pave the- said right of way. <br />5. Lessee shall have the right. to extract the sand, <br />gravel and topsoil from all or any portion of the leased premises. <br />Lessee covenants that_it shall commence its extraction operations <br />in the river bottom and near the Southwest corner of the usable <br />material. Stockpiles of removed or processed materials may be <br />maintained at any point on the leased premises <br /> <br />6. Lessee shall have the right to install machinery, <br />equipment, personal property, telephone lines, electric line s. and <br />water lines in and on the leased premises and.shall have the right <br />~i', <br />to remove such property from the premises at the end of the lease <br />term. Lessee shall save Lessor harmless from all taxes which may <br />be assessed or levied against the property installed by Lessee <br />or against any stockpiled materials. Lessor shall remian responsible <br />for the payment of ad valorem real property taxes before the same <br />become delinquent. <br />7. As consideration for this Lease Agreement, and <br />each and every covenant of the Lessor herein contained, the <br />Lessee agrees to make payemnt to the Lessor as follows: <br />-2- <br />
