<br />Banks and Gesso, LLC <br />FORT LUPTON SAND AND GRAVEL MINE <br />INTRODUCTION: <br />This application is for a Flood Hazard Development Permit and has <br />been prepared and is being submitted under the provisions of the <br />Weld County Zoning Ordinance. <br />The subject property is approximately 85 acres located in South'/2 of <br />the Northwest %4 of Section 30, Township 2 North, Range 66 West of <br />the 6th P.M., in Weld County, Colorado. (See the Flood Hazard <br />Development Permit Map, attached). The property is approximately <br />one-half of a mile west of Highway 85, with the town of Fort Lupton to <br />the east-southeast. Existing zoning and use of the subject property <br />and surrounding properties is agricultural, with some neighboring <br />residences. <br />The processing plant area will consist of heavy, portable equipment <br />initially erected in the southwest portion of the property, with the final <br />location to be on the pit floor in the south-central area. The scale <br />house/office will be elevated above floodwater elevation at the north <br />end of the property near the access road for the life of the mine. The <br />project will last at least 10 years and perhaps as long as 15 years. <br />This time frame is highly dependent upon market conditions. The <br />existing Lupton Bottom Ditch will be mined and reconstructed in the <br />same location. <br />The end use of the property after reclamation will be for water- <br />storage reservoirs with surrounding wildlife habitat.
